Once a coveted amenity, the closure of the Villa de Paz Golf Course has significantly impacted the surrounding neighborhood. Its future has been a subject of much debate and legal wrangling, but recent developments may signal a new chapter for this prominent piece of Phoenix real estate.

A Brief History

The Villa de Paz Golf Course was once a prized possession for nearby homeowners. However, when the course closed its doors in 2018, citing financial difficulties, the community was left with an eyesore and a potential safety hazard. Initial plans to convert part of the land into residential housing were met with fierce opposition from residents.

After a contentious battle, the Phoenix City Council stepped in, rezoning the entire property for golf course or open space use only. This decision, while a victory for neighbors, sparked a legal dispute with the property owners.

A New Vision Emerges

Fast forward to 2024, and it seems a compromise may finally be in sight. The property is slated to undergo a significant transformation, with plans for a mixed-use development.

Here’s a breakdown of what’s in store:

  • Single-family homes: Two residential areas are planned, with a total of approximately 148 homes.
  • Multifamily housing: A four-story complex with 475 units is proposed for the southwest portion of the property.
  • Townhomes: A section dedicated to 116 townhomes.
  • Commercial space: The redevelopment includes plans for a clubhouse and restaurant, as well as retail space.
  • Open space: A portion of the land will be preserved as open space, potentially including a nine-hole executive golf course. No ponds are planned. 

While these plans are still in the works and require necessary approvals, they represent a significant step forward in revitalizing the Villa de Paz area. The proposed mix of housing options, commercial spaces, and open areas could create a vibrant and desirable community.
